Rent & Costs
Monthly lot rent at Tradewinds ranges from $950 to $1,050 depending on the space. Sewer and trash services are included in the lot rent. Residents are responsible for their own electricity, gas, and internet services.
Residents pay for their own electricity, natural gas, and internet/cable services. Water, sewer, and trash removal are included in your monthly lot rent.
Living at Tradewinds
Tradewinds is an all-ages community. We welcome families, individuals, couples, and seniors alike. Our diverse community includes residents of all ages and backgrounds.
Yes, Tradewinds is pet-friendly! Dogs and cats are both welcome. Dogs must be under 50 lbs and no aggressive breeds are permitted. All pets must be leashed in common areas, and owners are responsible for cleaning up after their animals. Pets must be registered with the management office.
Each space is limited to a maximum of 2 vehicles. This policy is strictly enforced to ensure adequate parking for all residents. All vehicles must be currently registered and operable. Guests should use designated guest parking areas.
Tradewinds accommodates a variety of home types including single-wide manufactured homes, double-wide manufactured homes, park models, and RVs. The community features 158 spaces in the mobile home section and 78 spaces in the adjacent RV section.
Guests are welcome at Tradewinds. Residents are responsible for their guests' conduct. Extended overnight stays must be registered with the management office. Guests should use designated guest parking. All community rules apply to visitors.
Applying & Moving In
Start by submitting an inquiry through our contact page or calling the management office at (707) 643-4000. We will guide you through the application process, which includes a credit check and background check.
Yes, all prospective residents are required to pass both a credit check and background check as part of the application process. This helps us maintain a safe and stable community for all residents.
Home sales at Tradewinds are handled by Reliable Home Solutions. You can browse available homes on our Available Homes page and submit an inquiry for any listing you are interested in. The sales team will guide you through the purchase process.
Rental and subletting policies are covered in the community handbook. Please contact the management office to discuss any plans to rent or sublease your home, as approval may be required.
If you decide to sell your home, you are welcome to work with Reliable Home Solutions or list it independently. The new buyer will need to go through the standard application process (credit and background check) and be approved by management before moving in.
About the Park
Tradewinds is one of the oldest mobile home communities in California, originally built in the late 1930s. It became Tradewinds MHP in 1965 and has been owned by the same family since 1966 — over 60 years of family ownership and operation.
Availability varies. We recommend checking our Available Homes page regularly or contacting the office to ask about current openings. We can also reach out to you when a space matching your needs becomes available.
Any home modifications, additions, or exterior changes must be approved by management in advance. Please contact the office to discuss your plans before beginning any work.
